Accommodation Terms

These terms set out the accommodation contract between “JP resort” operated by IBUKI BASE Inc. (the “Hotel”) and guests (the “Guest”).
Article 1 (Scope)
Accommodation contracts and related contracts between the Hotel and the Guest are governed by these terms. Matters not stipulated herein are governed by law or generally established custom.
Article 2 (Application and formation of contract)
Applications shall be made through the Hotel’s designated reservation site or other methods approved by the Hotel. A contract is formed when the Hotel accepts the application and the reservation is confirmed. For online payment, the reservation is confirmed upon completion of payment.
Article 3 (Refusal of contract)
The Hotel may refuse to enter into a contract in the following cases: - When rooms are fully booked - When the application does not conform to these terms - When the prospective guest is deemed likely to act contrary to laws, public order, or good morals - When the prospective guest is a member of organized crime or other anti-social forces - When the prospective guest is a patient of a specified infectious disease as defined by law - When violent demands or unreasonable burdens are imposed in connection with the stay - When accommodation cannot be provided due to natural disaster, facility failure, or other unavoidable causes
Article 4 (Guest’s right to cancel / cancellation fees)
The Guest may cancel the contract by notifying the Hotel. The following cancellation fees apply: - 7 to 4 days before the stay: 30% of the room charge - 3 to 2 days before: 50% - The day before: 80% - On the day / no-show without notice: 100% No cancellation fee applies when the cancellation is attributable to the Hotel.
Article 5 (Hotel’s right to cancel)
The Hotel may cancel the contract if the Guest falls under any item of Article 3 or violates these terms or the house rules. In such cases, charges for services not yet provided will not be collected.
Article 6 (Check-in / check-out)
Check-in is from 15:00 to 18:00, and check-out is by 11:00. Please consult us in advance if you wish to use the facility outside these hours.
Article 7 (Payment)
Room charges shall be paid by credit card on the reservation site, or on site (cash or credit card).
Article 8 (House rules)
Guests shall observe the following and the house rules posted in the facility: - Smoking is prohibited throughout (including e-cigarettes) - Pets are not allowed - Please refrain from loud noise late at night or any nuisance to neighbors - Use of open flame is limited to equipment and places approved by the Hotel, such as the BBQ facilities
Article 9 (Use of sauna, rooftop, etc.)
Please use the open-air sauna, rooftop, and other facilities at your own responsibility. Refrain from using the sauna after drinking or when unwell. Guests with medical conditions or who are pregnant should consult a doctor in advance. For safety, follow the facility’s instructions and notices.
Article 10 (Hotel’s liability)
The Hotel shall compensate the Guest for damage caused in the performance of the accommodation contract where attributable to the Hotel, except where the cause is not attributable to the Hotel.
Article 11 (Guest’s liability)
If the Hotel suffers damage due to the Guest’s intent or negligence, the Guest shall compensate the Hotel for such damage.
Article 12 (Parking)
On-site parking is free of charge. However, the Hotel only lends the space and assumes no responsibility for the management of vehicles.
Article 13 (Disclaimer)
The Hotel is not liable for damage arising from natural disasters, severe weather, power outages, communication failures, or other causes not attributable to the Hotel.
Article 14 (Governing law and jurisdiction)
These terms are governed by the laws of Japan. Any dispute shall be subject to the exclusive jurisdiction of the court having jurisdiction over the Hotel’s location.
Article 15 (Amendments)
These terms may be amended in response to changes in laws or services. The amended terms take effect when posted on this page.
